Spello is a picturesque Umbrian village located at the foot of Mount Subasio, halfway between Florence and Rome and less than ten minutes by train from the more well-known town of Assisi. Originally a Roman settlement and later a medieval village, Spello has preserved much of its historic character and is a pleasure to explore. It has been awarded the Bandiera Arancione (Orange Flag), recognizing it as one of Italy’s most beautiful villages.

The area offers many opportunities for outdoor activities, walking, hiking, biking, horseback riding, and paragliding from the top of Mount Subasio. It also features a rich calendar of festivals, cultural and sporting events, traditional celebrations, and food and wine experiences throughout the year. During the Christmas season, nativity scenes and living nativity displays are set up in almost every village in Umbria, creating a warm and festive atmosphere.

My house is just outside the historic center, in a quiet area within walking distance of everything. It’s a 15-minute walk from the train station, and all main services — supermarket, pharmacy, gasoline station — as well as restaurants, bars, pizzerias, bike rentals, museum, churches, and other landmarks are close by.

The property is completely fenced, making it an ideal place for families with children. From the gate, you can directly access the Sentiero degli Olivi (Olive Grove Path), a scenic trail connecting many Umbrian villages over a total of about 75 km.

The property has a large yard with trees and plants, a dining space with table, chairs, sun umbrella, gas BBQ, deck chairs, and a swing — ideal for spending time outside.

The house was recently renovated and includes two apartments. The downstairs apartment is rented out, while the upstairs apartment features an entrance hall, a living room, an eat-in kitchen, main bedrooms with a double bed, second bedroom with a French double bed, and a bathroom. It is also equipped with air conditioning. On the lower floor, connected to the upstairs apartment by an interior staircase, there is a tavernetta with a second kitchen and a large fireplace — perfect for cooking with wood and enjoying cozy meals together.

Three cats and two small dogs live on the property. The cats are shy and tend to stay out of sight, while the dogs are gentle and friendly with everybody. They all stay in the garden and do not enter the house. The property also includes a covered parking space.
