Family house in Belfast close to shops, cafes and attractions. We are looking to exchange in July or August with a property that can fit 4 adults and 2 small children, preferably with some outdoor space.

Our home is a 3-story Victorian red-brick terraced house in the leafy Ormeau neighbourhood of Belfast

The ground floor living room is bright and looks out onto the street, over our small front garden which we manage to encourage biodiversity. The living room has a comfortable sofa and chair, plenty of books, games for all ages, and toys to amuse under 10s. At the back of the house is an extended kitchen diner, also with a sofa, and a dining table that seats six to eight. Our kitchen is equipped with a gas hob, electric oven, microwave, pressure cooker, air fryer and blender

We are offering two double bedrooms and one child's bedroom for visitors. Both bedrooms have king-sized beds. The children's room has space for two children, with a mid-sleeper single bed plus a second mattress on the floor underneath. We take good sleep seriously and have invested in solid beds, with a futon mattress in the master bedroom and a high quality sprung mattress on the top floor, plus blackout blinds in all bedrooms. Both beds in the children's room are comfy and slept in regularly, and fitted with waterproof mattress covers

The family bathroom has a bath with shower above it. The main bedroom has an ensuite shower and toilet

We have gas central heating and on-demand hot water, plus infra-red heaters in several rooms, and a wood-burning stove in the kitchen/diner with a supply of smokeless fuel

There is no TV, but our wifi is good, and we have a projector that can be set up in either ground floor room if you bring a laptop or other device to connect to it

At the back of the house is a secure yard with space to store bikes, accessed by an alleyway

Belfast has two airports (Belfast City 3 km away, Belfast International 30 km away) and there is a direct bus to Belfast from Dublin airport (2 hours). There are also ferries to England (Liverpool), Scotland (Cairnryan) and the Isle of Man

About the neighborhood

The beautiful Ormeau Park is the end of our street, with a playground and lots of space for kids to run around, plus outdoor gym equipment and a BMX track at the far end

The Ormeau road has many cafes and shops nearby, as well as bars and pubs further up. Our favourites include Bread and Banjo bakery, Indie Füde delicatessen, Soul Food cafe and the Errigle Inn pub

We also have a large Dunnes supermarket just around the corner, Bangladeshi and Caribbean supermarkets over the Ormeau bridge, and a huge Asian supermarket at the far end of the Ormeau Park

It's a 10-15 minute walk to the Botanic Gardens, with their Palm House, Tropical Ravine and the Ulster Museum, all of which are free entry. If you're here from April to October, make sure you wander around the world-class rose garden too.

There are many places to visit within a short drive or by public transport. Here is a selection (and we can provide more on request!)
- Belfast museums such as the Ulster Museum (free) or the Titanic Museum
- the narrow streets of the Cathedral Quarter with many nice pubs and cafes
- traditional Irish music at a city centre pub such as Kelly's Cellars
- Ulster Folk and Transport Museum a dual museum showing traditional lifestyles and vehicles
- Hillsborough Castle and Forest Park: a charming village with the royal residence with gardens, and a nearby forest park (with an excellent playground for under 10s, free entry to forest park)
- Montalto Estate: a beautiful estate with gardens and cafe. Also has an excellent adventure playground in the forest
- Cregagh Glen: 5 minutes drive away where the hills rise from Belfast there is a walk through a ravine that feels like a trip to a mini rainforest. Sweeping views over the city from the fields near the top.
- Divis Mountain: a walk along the top of the west Belfast Hills with views to the Mourne Mountains and Scotland on a fine day
- The Gobbins: a spectacular walk through caves and along the cliffs over the Irish Sea
- Giant's Causeway (1 hour by car, 90 mins by bus): we have been many times in recent years. As well as beautiful scenery kids love it as a giant climbing frame.
- Portrush (1 hour by car, 90 mins by train, 10 km from Giants Causeway): a traditional seaside town with huge beaches, an amusement park and many cafes with beautiful sea views
- Traffic-free bike rides: we are metres from a traffic-free bike route that runs for 20 km along the Lagan to Lisburn. Can be easily combined with a train in one direction. We can recommend other on-road and traffic-free bike routes around Northern Ireland

We have a child who is primary-school age. We have chosen not to add them to our profile at this stage, but we are definitely interested in swaps with other families. We have a range of toys, books and games in the house for primary school and pre-school age children, and various outdoor toys to take to the park and beach
